Landlord Responsibilities - Landlord Gas Safety Certificates
 

Any gas appliance which has been supplied by a landlord in a tenanted property, bed & breakfast accommodation, rented holiday homes, caravans etc must by law be tested and certified on an annual basis. As a landlord it is your duty to ensure :-

  • Gas fittings (pipework & appliances) and flues are maintained in a safe condition.
  • All maintenance, installation and gas safety checks must be carried out by a CORGI registered installer.
  • An annual safety check is carried out on each gas appliance (including flue) by a CORGI registered gas
     _  installer. Safety checks must be carried within 12 months of the last safety inspection.
  • A record in the form of a Landlords Gas Safety Certificate must be produced after each annual safety
     _  check. These records must be kept for a minimum of two years and the tenant must be provided with a
     _  copy of the certificate within 28 days of the check being completed.
  • Any gas safety defects must be rectified before the appliance is used again as it is an offence to use or
     _  allow a gas appliance to be used which you know to be unsafe.
  • Failure to maintain a gas appliance provided by the landlord may lead to a risk of prosecution,
     _  imprisonment or more importantly a loss of life.
  • Unfortunately 30 people die on average each year because of defective gas appliances with many more
     _  suffering from ill health.
